OCEAN WATCH VILLAS AT GRANDE DUNES, PHASE I
Marriott’s Ocean Watch Villas is located at the north end of Myrtle Beach, a 60-mile crescent beachfront in South Carolina. The project consists of five phases of construction. Two 9-story and three 15-story buildings will be constructed on over 14-acres of land. The site development will consist of three large pools and two outdoor Jacuzzis along with children’s pools.
The first phase of work started in December 2002 and is scheduled to open in June 2004. Phase I includes a 9-story building with 65 villas and a new sales center, which occupies the entire second floor and part of the third floor. A 7,200 sq. ft. operations building is also part of the first phase. Phase I amenities will include two pools, significant landscaping, and hardscape development. The project is presently on schedule.
The primary Phase I structure consists of nine stories of concrete construction with post tension decks and concrete vertical columns and shear walls. The foundation system is made up of 370 auger-cast piles with pile caps. The skin of the building is metal stud framing hung from the exterior with stucco finish.
The operations building consists of a slab on grade with steel structure. The skin will also be constructed of metal stud framing with stucco finish.
The project team is utilizing a Primavera system called Expedition. This system is very similar to Prolog and Constructware. All transmittals, meeting minutes, RFI’s, submittals, change directives, change order requests, change orders, and the full project cost report with forecasting are part of this system. The Owner is connected to the system for instant access to project status and information. The project schedule is tracked with SureTrak software and is updated monthly with a review of the target schedule and a continuous six-week look-ahead schedule to meet both Marriott and CM&D standards.
