GRAND PIER
Located at 200 Illinois Street in Chicago, Grand Pier Center is a multi-phase mixed-use development located one block east of Chicago's Magnificent Mile. The project will be developed in phases on an overall city block totaling 108,000 sq. ft.
Phase 1, presently under construction consists of a twelve-level self-park garage constructed above a Dominick's Food Store on approximately 46,500 sq. ft. of the eastern portion of the building site. In addition, the main central plant, seven off-street loading berths accessed from Lower East Illinois Street and a mezzanine parking level dedicated to Dominick's Food store will be develop in the center portion of the project.
Phase 2 will consist of a 14-story, 480-suite atrium hotel constructed on the eastern portion of the site above the self-park garage. Access to the hotel will be via a Plaza Level valet drop off and hotel check-in area with a bank of dedicated elevators.
Phase 3 will consist of the development of approximately 46,500 sq. ft. of the center portion of the project. A podium consisting of fourteen levels above Plaza Level will contain two levels of retail, ten levels of townhomes with integrated parking, two levels of residential parking, as well as a partial basement, a retail level at Lower Illinois St, and a mezzanine parking level under Upper Illinois Street (Plaza Level).
During the fourth and final phase, 77-story residential tower consisting of approximately 60 residential floors with 267 units for condominium ownership will be constructed on approximately 15,000 sq. ft. of the western most portion of the site situated on the NE corner of N. St. Clair Street and E. Illinois Street. These floors will be situated over an activity level, a mechanical level, 13 levels of parking, a lobby/retail level and a service level. The loading docks are located off a public alley on the lower level of the north side of the structure. The parking garage is entered from Upper Illinois Street and can accommodate a total of 284 cars. An additional 168 spaces will be available in the adjacent center podium.
Upon completion, the total project development will consist of over 1.6 million sq. ft., consisting of 583 condominium units, 480 hotel rooms, 1,900 parking stalls and over 94,000 sq. ft. of retail and public areas.
