Commercial Office & Mixed Use

STADIUM GATEWAY

This $40M, six-story, 260,000 sq. ft., Class A office building is a part of the City of Anaheim's master-planned, mixed-use development, Sportstown in Orange County, California. The project is the office component of the development, which is located adjacent to Edison International Field.

The building is pre-cast concrete panels, with glass curtain wall and punched glass windows. Each floor plate is 44,000 sq. ft.. Although the ideal arrangement is for either a full floor user or two users sharing the floor at 22,000 sq. ft. each, with a multi-tenant corridor, the floors are divisible down to 1,000 sq. ft. Each floor has two sets of men's and women's restrooms.

The floor-to-floor height for the ground floor is 16'-0", and 14'-6" for floors 2 thru 6. The finished ceiling height in lease areas is 10'-3" for the ground floor, and 9' - 0" for floors 2 thru 6.

The HVAC system is a variable air volume control system comprised of two water-cooled fan units on each floor served by two closed-circuit cooling towers. All floors and the common areas are served by a main electrical service of 6,000 amps at 277/480 volts. The building also has an emergency generator. An energy management system controls after-hours HVAC and lighting usage, and can also monitor individual tenant usage.

A close-circuit TV system provides 24-hour, security service. Monitors are located at the main lobby security guard station. Entrance to the building lobby and operation of the elevators are controlled by a proximity card key access system. The building is designed to comply with the city of Anaheim requirements for high-rise life commercial office building life safety. The building has a full fire sprinkler system, pull stations, heat and smoke detectors, audio alarms, strobe lights, and other annunciators per code, a ground floor fire control room, and an offsite central alarm monitoring station operates 24-hours a day, 7 days a week.

Four geared elevators serve the building. Three elevators have a capacity of 3,500lbs, and the fourth elevator has a capacity of 4,500lbs. All elevators operate at a speed of 450 feet per minute.

Thirty percent of the building is leased to New Horizons Worldwide, Inc., which will serve as the company's world headquarters. New Horizons Worldwide, Inc. is the largest computer training company in the world.
